Metal roofs
Metal roofs last a long time, shed rain quickly and reflect a lot of Florida sun in the right finish. They cost more upfront than shingle. We install and repair standing seam and exposed-fastener metal on homes, porches and additions.
Two main types
| Standing seam | Exposed fastener (such as 5V or R-panel) | |
|---|---|---|
| Fasteners | Hidden under the seam | Screws through the panel face |
| Upkeep | Very low | Screw washers age and need checking over time |
| Look | Clean, modern lines | Traditional Florida look |
| Cost level | Higher | Lower |
What a metal roof needs to perform
- Florida-approved panels, with clips or fasteners for the site’s design wind speed
- High-temperature underlayment over a solid deck
- The correct trim and flashing at eaves, rakes, walls and ridges
- Sealed, properly sized penetrations
Metal roof repair
Most metal roof leaks come from aged screw washers on exposed-fastener panels, failed sealant at penetrations or trim, or panels damaged by debris. Those are usually repairable without replacing the roof.
Metal roof questions
Does a metal roof make the house hotter?
No. The metal itself heats up, but reflective finishes bounce much of the sun’s energy away, and metal cools quickly after sunset. Light colors and reflective finishes work best here.
Does a metal roof attract lightning?
No. A metal roof does not make a strike more likely, and it is non-combustible if one does happen.
Can metal go over my existing shingles?
It is sometimes allowed, but we generally prefer a tear-off so the deck can be inspected and repaired first.
