Leak repair
Roof leak repair
Water travels. It can run along the deck, a rafter or the top of a wall for several feet before it shows up on your ceiling, so the stain is rarely right under the hole. A good leak repair starts by tracing the water back to where it actually gets in, then fixing that.
Where Central Florida roofs usually leak
- Pipe boots, where sun-cracked rubber lets water run down the pipe
- Wall and step flashing, especially at porch and Florida room tie-ins
- Valleys, where two roof planes carry a lot of water
- Skylights and chimneys
- Lifted or missing shingles, and cracked or slipped tile
- Worn-out underlayment under tile
- Open seams or ponding on flat sections
If your roof is leaking now
- Move valuables and put a bucket or towels under the drip.
- If a ceiling is bulging with water, keep people away from it.
- Take photos of the ceiling and any wet areas, and note the date.
- Do not go on the roof in the rain or while it is wet.

How we find it
We start in the attic when we can reach it, looking for wet decking, stains and daylight, and work uphill from the stain. On the roof, we check every penetration, flashing line and valley above the area. When the source is not obvious, controlled water testing can confirm it.
Then you get a written price for the repair, plus a note on anything else we saw that is worth watching.
Leak repair questions
Why does my roof only leak in some storms?
Wind direction matters. A flashing gap on one side of the house may only take water when rain is driven against it, so noting which storms cause the leak helps us find it.
Can a roof leak cause mold?
Yes. Ongoing moisture can lead to mold and rot, so dry the area as soon as you can. If you see or smell mold, consider a qualified mold professional for that part of the job.
Should I tarp my roof after a storm?
Only if it is safe. Do not climb onto a wet or damaged roof. If water is coming in, protect what you can from inside, take photos and call a roofer. A properly installed temporary tarp can limit further damage until a permanent repair is made.
